Project Overview
Survey Air conducted a thermal UAV survey of aged mineral felt roof areas at 51-53 High Street, Solihull. The client required detailed evidence to support dilapidations claim, specifically justifying the replacement of the roof covering.
The purpose of the survey was to identify and document any thermal anomalies indicative of underlying issues such as water ingress, heat loss, or deteriorating insulation, for further analysis from surveyors acting for landlord and tenant.


Challenge
The mineral felt covering can often conceal underlying issues that are not immediately apparent through visual inspection alone. The urban location required a meticulous approach to ensure comprehensive and accurate data capture.
The survey needed to be conducted under specific environmental conditions to ensure the thermal data's reliability. This required careful planning and coordination to avoid interference of solar loading or other environmental factors.
Approach
By establishing precise flight paths and adjusting the UAV’s altitude and speed, the thermal camera was calibrated to detect even the slightest temperature variations, allowing us to pinpoint potential problem areas with high accuracy.
Data was captured in a single flight, minimising disruption to the building's occupants and surrounding businesses, and the final report included annotated infrared images, spot temperature data, and areas of most concern.
